Never Give Up!!

For over 8 years, I have been blessed to be part of the Dave Ramsey Show serving as a local Realtor in Phoenix Real Estate market and teaching Financial Peace University.

Dave Ramsey is celebrating his 25th year helping people become debt free. Today, his office launched their "Never Give Up - Dave Ramsey Show" Documentary.

Pathway to Purchase

When opportunity knocks, you have to be there to open the door! After over 13 years as a Realtor and SOLD over 1,400 homes in the Phoenix area, when I see such a fantastic program; I SHARE IT!

There is a program being offered in Maricopa County ONLY called Pathway to Purchase. This is a GRANT program that gives a home buyer 10% of the purchase price for a down payment (up to $20,000). No repayment required and you don't have to pay taxes for the money received.  Seems like a scam or too good to be true, but it is legit! The program came out last year and it is projected to end in a few months. Time is of the essence.

This is where YOU come in! If you know ANYONE looking to buy a home in the next few months, have them call me and we can see if they can take advantage of this grant program. After March 2017, there will be two other grant programs (Home in 5 and Home Path) that will have 3%-5% down payment grants still going.

Welcome Lance Gentry!

The Hamblen Team is proud to announce an addition to the team!  Lance Gentry started on the Hamblen Team at the end of 2015 and comes with over one year of real estate experience.  Lance graduated with a Bacehlors Degree in Secondary Education & US History with the dream of teach high school History.  Lance's dream changed when presented with the opportunity to be an entrepreneur Realtor on the Hamblen Team.  I have known Lance for over a decade when he was one of my math students.  Looking forward to watching Lance grow his relationships with our clients!  Welcome Lance!

The Hamblen Team at Realty One Group has always been focused on finding ways to give back to the Community.  Most of the community events we give back to are KID centered.  This year, our team sponsored the Child Crisis GALA Benefit Dinner.  If you don't know anything about Child Crisis, they were previously called Crisis Nursery, and their primary focus is to take in babies and toddlers who are removed from their homes for abuse and/or neglect.  There are many ways YOU can give to this organization.  You can donate money, you can volunteer to come down and hold babies, play with toddlers, etc.

Welcome Quinn Faul!

As our real estate business grows every year, I am always looking for adding to our wonderful team!  Quinn Faul is the newest addition to the team.  Quinn just finished real estate school and started last week on the Hamblen Team.  He joined out two year training program which will teach him how to run a business and help people with the American Dream of home ownership.  Good Luck Quinn!

Accepting Buyers Seeking Warm Climate

The idea of this BLOG was sparked after a conversation I had today with a client.  One of the questions I always ask new clients is "What is your motivation to move to Arizona?".  He explained to me that he lives in Watertown, New York and the current temperature was 30 degrees BELOW zero.  I was a little in disbelief so I checked google and it showed -37 degrees.  He said many of his friends over the years have moved to Arizona for the warm climate.  To add insult to his pain, I took a screen shot of my weather app on my phone and emailed him the current forecast for Peoria AZ.  

Today we set up a search for this New York client to buy a home here in Arizona.

Another Big Give Story

Several years ago, the Hamblen Team at Realty One Group was looking for ways to give back to our community and be a blessing to others.  We coined the idea called Big Give and as the program developed we found that most of our clients loved the idea that they could pick the charity, church, school, etc.  

The 15 Realtors on our team primary focus has been working with Friends, Family and their referrals in the residential Phoenix market.  We found there was need for helping these same people in commercial real estate.  We have partnered with Larry Kramer in our office who has specialized in commercial real estate for several decades.  Larry is a very loving and giving person who looks for the same opportunity to give back to the community.  Larry and my team came to an agreement that for every commercial real estate closing, we will donate a percentage of the commissions to a charity of their choice. 

We were honored to meet with Pastor Craig Beyer with Vineyard Church of North Phoenix located at 63rd Ave & Peoria Ave.  Craig has been part of the Vineyard Church for almost 30 years and is currently the youth pastor.  He said there is always a need for donations to their youth program and youth camp.  The youth group attends summer camp each year and there is always a need for student scholarships.  Thank you Pastor Craig for your service to the community.

Selling Your Home This Christmas?

Benefits of Selling Your Home During Christmas

After over a decade of selling real estate in the Phoenix area, a common question my clients have is; should I sell my home during Christmas?  I have worked with Dave Ramsey as a local Realtor for over 6 years and today I noticed his BLOG post explained it pretty well.  So, if you are thinking of selling, here is what Dave Ramsey has to say about it: 

If you've got a home on the market right now, it can leave you feeling like the Grinch stole your Christmas. Everyone knows spring's the season for selling. And working home showings into a busy holiday schedule is like trying to shove a 20-foot tree into your living room.

 But selling your home during the holidays doesn't have to spell disaster. In fact, you have three market traditions in your favor.

 Competition Dries Up

Come spring, sellers will flood the market, and your home will be just another fish in a great big pond. But right now, you've practically got the market to yourself.

"Very few homes come on the market in December and January, so you've got serious buyers who just pounce on homes as soon as they hit the market," Karl Miller, one of Dave's real estate Endorsed Local Providers in Lynchburg, Virginia, says. "If your home shows well and is in their price range with a good location, you'll get showing activity. You'd be surprised at how many of these homes sell in a week."

In fact, a recent Redfin study of 19 metropolitan cities showed that homes listed in winter were more likely to sell within six months and spent fewer days on the market compared to homes listed in other seasons. Even in frigid climates like Boston and Chicago, winter sellers got better results than those who listed any other time of year.

Of course, every market is different, so ask your agent what to expect where you live. In Karl's area, the days on market tend to increase a bit every winter, but homes do sell. "It may take a little bit longer, but we have a good opportunity to get it sold," he says.

Buyers Mean Business

Most folks want to curl up under a blanket next to a warm fire on a cold winter day. If a buyer's trudging around in freezing weather to look at your home, they must be serious. That's because many winter buyers are working against a deadline, whether it's an expiring lease, relocation, or a contract on their current home.

So does that mean you have to send guests packing every time you get a call for a showing? "If they ask to look at your home in the middle of a family gathering, it's okay to say no. Serious buyers will come back," Karl says. "The exception is if there's a serious buyer who's in town during the holidays to look for houses because it's their time off," he adds.

A good agent will set proper expectations with the buyer's agent if your home isn't picture-perfect for a last-minute showing. They'll also let you know if and when they'll be out of pocket and which agent will handle your listing during that time so holiday opportunities don't pass you by.

Your Halls Are Already Decked

Nothing says welcome home quite like walking out of the cold into a nice, warm house that's dressed up for the holidays. Admit it: Your home looks goo-ood this time of year!

"It's easier to make a house feel like home in the wintertime," Karl says. Here are a few tips to help you set the buying mood.

•  Keep it simple. Decorations should accent—not overpower—a room. "Less is more. You don't want your Christmas tree to take up half the living room," Karl says.

•  Crank up the cozy. Light a fire in the hearth, play soft holiday music in the background, and prepare fresh-baked goods or mulled cider for guests.

•  Shine a light outside. Winter days get dark early. Brighten your home's exterior with outdoor spotlights. A few holiday lights are okay. Just save the Clark Griswold light show for next year.

But wait . . . there's more! Your home doesn't just look better this time of year, it's also easier to take care of. Pesky outdoor tasks, like mowing the lawn or weeding flower beds, are a thing of the past—at least for a few glorious months.

"Once you get the leaves out of your yard and your gutters cleaned, in most climates, it takes less maintenance to keep your house show-ready," Karl says.
