Hamblen Team Sponsors Child Crisis Event

by Adam Hamblen

The Hamblen Team at Realty One Group has always been focused on finding ways to give back to the Community.  Most of the community events we give back to are KID centered.  This year, our team sponsored the Child Crisis GALA Benefit Dinner.  If you don't know anything about Child Crisis, they were previously called Crisis Nursery, and their primary focus is to take in babies and toddlers who are removed from their homes for abuse and/or neglect.  There are many ways YOU can give to this organization.  You can donate money, you can volunteer to come down and hold babies, play with toddlers, etc.

Big Give Story

by Adam Hamblen

Another Big Give Story

Several years ago, the Hamblen Team at Realty One Group was looking for ways to give back to our community and be a blessing to others.  We coined the idea called Big Give and as the program developed we found that most of our clients loved the idea that they could pick the charity, church, school, etc.

The 15 Realtors on our team primary focus has been working with Friends, Family and their referrals in the residential Phoenix market.  We found there was need for helping these same people in commercial real estate.  We have partnered with Larry Kramer in our office who has specialized in commercial real estate for several decades.  Larry is a very loving and giving person who looks for the same opportunity to give back to the community.  Larry and my team came to an agreement that for every commercial real estate closing, we will donate a percentage of the commissions to a charity of their choice.

We were honored to meet with Pastor Craig Beyer with Vineyard Church of North Phoenix located at 63rd Ave & Peoria Ave.  Craig has been part of the Vineyard Church for almost 30 years and is currently the youth pastor.  He said there is always a need for donations to their youth program and youth camp.  The youth group attends summer camp each year and there is always a need for student scholarships.  Thank you Pastor Craig for your service to the community.

Title Insurance - Everything You Need to Know!

by Adam Hamblen

What is Title Insurance?

Title insurance is a contractual obligation between you (and/or your lender) and the title insurance company, wherein the title insurer provides protection (effective as of the date the title insurer issues the policy) against future losses that might result from a variety of possible title defects or encumbrances. An insurance policy-protecting against loss should the condition of title to land be other than as insured.

A principal purpose of title insurance is to eliminate the title risk associated with a real estate transaction. This means that the title company will review the transaction to seek to identify and eliminate any potential title risk. The objective is to identify and eliminate title risks which may be present and to provide the insured with a policy of title insurance which provides protection in the future there are no problems which exist on or before the effective date of the policy of title insurance other than those identified in the policy. Unlike most insurance, title insurance only charges a single premium at the date the policy is issued.

Why do I need Title Insurance:

When you buy a home, or any property for that matter, you expect to enjoy certain benefits from ownership. For example, you expect to be able to occupy and use the property as you wish, to be free from debts or obligations not created or agreed to by you, and to be able to freely sell or pledge your property as security for a loan. Title insurance is designed to cover these rights you bargain for.

Benefits of Title Insurance:

The purchaser of real estate needs protection against serious financial loss due to a defect in the title to the property purchased. For a single, on-time premium, which is a modest amount in relationship to the value of the property, a buyer can receive the protection of a title insurance policy. A title insurance policy will cover both claims arising out of title problems that could have been discovered in the public records, and those so-called “non-record” defects that could not be discovered in the record, even with the most complete search.

To the Seller:

An owner of real property whose interest is insured by an owner’s title insurance policy has the assurance that the title will be marketable when selling the property. The title insurance policy protects the seller from financial damage if the seller’s title is rejected by a prospective purchaser. Also, when the seller conveys with “warranties,” the seller is still protected if the buyer sues because of a breach of those warranties.

What does Title Insurance Cover?

-Protection from financial loss (up to the face amount of the policy) due to covered claims against your title

-Payment of legal costs to defend against covered claims;

-Payment of successful claims against your title (up to the face value amount of the policy)

What are my chances of ever using my title policy?

In essence, by acquiring your policy, you derive the important knowledge that recorded matters have been searched and examined so that title insurance covering your property can be issued. Because we are risk eliminators, the probability of exercising your right to make a claim is very low. However, claims against your property may not be valid, making the continuous protection of the policy all the more important. When a title company provides a legal defense against claims covered by your title insurance policy, the savings to you for that legal defense alone will greatly exceed the one-time premium.

What if I am buying property from someone I know?

You may not know the owner as well as you think you do. People undergo changes in their personal lives that may affect title to their property. People get divorced, change their wills, engage in transactions that limit the use of the property and have liens and judgments placed against them personally for various reasons.

There may also be matters affecting the property that are not obvious or known, even by the existing owner, which a title search and examination seeks to uncover as part of the process leading up to the issuance of the title insurance policy.

Just as you wouldn’t make an investment based on a phone call, you shouldn’t buy real property without assurances as to your title. Title insurance provides these assurances.

The process of risk identification and elimination performed by the title companies, prior to the issuance of a title policy, benefits all parties in the property transaction. It minimizes the chances that adverse claims might be raised, and by doing so reduces the number of claims that need to be defended or satisfied. Is title insurance as important as homeowners insurance? Generally speaking, homeowner’s insurance protects against theft or damage. If a fire destroys your home, you will be able to rebuild or to buy a new house. However, if your property title has defects, you could lose any rights over the house and the property on which it has been built.

Support Local Restaurants

Support Local Restaurants in Phoenix

In my real estate business I have always supported the local small businesses (aka MA & PA companies).  Anywhere from our lender (Heidi Ferraro), Title/Escrow (First Arizona Title), plumbers, handymen, etc.  I find the best prices and customer service with these local companies.

I found a fantasic opportunity to promote locate restaurants through giving them my business.  A great website is: www.LocalDines.com.  You can get great deals, like $15 for a $30 gift card at that local dine.  Only MA & PA dines are allowed to be marketed on this website.

When I find something this awesome, I like to share it.

Housing Market Recovery

by Adam Hamblen

Do You Live in One of These Top Housing Markets?

If you’re planning to buy or sell a home this year, you might be wondering exactly where the hottest housing markets are these days. Realtor.com put together a list of the top 10 markets for 2015 based on more than a dozen factors including affordability and employment opportunities. Here’s what they came up with:

  • Atlanta: home sale forecast up 11%
  • Dallas: home sale forecast up 7%
  • Denver: home sale forecast up 14%
  • Des Moines: home sale forecast up 9%
  • Houston: home sale forecast up 5%
  • Los Angeles: home sale forecast up 6%
  • Minneapolis: home sale forecast up 9%
  • Phoenix: home sale forecast up 7%
  • San Jose: home sale forecast up 7%
  • Washington, D.C.: home sale forecast up 10%

If you’re a prospective home buyer or seller in one of these cities, congrats! You can expect strong housing growth, affordable prices and fast-paced sales, according to Realtor.com.

If you don’t live in one of these cities, don’t lose hope! The realty website predicts new home sales will increase by 25% nationwide next year. But all the positive predictions in the world won’t do you any good if you’re not prepared to take advantage of the strong real estate market while it’s here. Take a look at some of our tips for buyers and sellers looking to capitalize on the continued real estate rebound.

Buyer Basics

In hot real estate markets, buyers are often frustrated when homes they’re interested in are snatched up before they can even make an offer. Make up your mind to be the snatcher and not the snatchee by having all your financial ducks in a row before you start looking for homes.

  • Make an All-Cash Offer. When it comes down to an offer that’s contingent on financing or an offer that’s all cash, sellers will choose the all-cash offer nearly every time. It might take some time, but paying all cash is doable
  • Confirm Your Mortgage Preapproval. If you’re getting a mortgage, get pre-approved for a specific loan amount with your lender so you can make an immediate offer when you find your perfect home. Improve your chances of a quick approval by having a good-sized down payment, and keep your monthly payments to less than 25% of your take-home pay.
  • Dig Up Deals With a Buyer’s Agent. Get a leg up on your competition by working with Adam Hamblen with Realty One Group (one of Dave Ramsey's Local Realtors) you want to buy in.

Steps for Sellers

As more homes come onto the market, sellers may have to put in a bit more effort to make a first impression that outshines other homes. Here are a few tips to help you achieve it:

  • The Price Must Be Right. The best way to knock yourself out of contention with prospective buyers is to overprice your home. Set your home’s price based on facts like recent sales prices of comparable homes in your area, because that’s exactly what buyers will base their offers on.
  • Sell the Experience. A home is much more than a list of features and square footage stats. It’s a place to live and work and make memories, and it’s that experience that will make buyers fall in love with your home. Don’t stop at making your home clean and clutter-free for showing. Make it cozy and inviting—a place buyers won’t want to leave!
  • Cover All Your Bases With a High-Octane Agent. An experienced real estate agent can help you price your home to sell and give you specific advice about any repairs or updates your home needs to attract more buyers. Once you get an offer, your agent will negotiate on your behalf and see the deal through until closing. Their goal is to sell your home fast and for more money.

Work with an Agent You Can Count On

Are you ready to take advantage of the hottest housing market of the last few years? Your agent is an expert in your local market and has earned Dave’s recommendation for excellent service. Whether you’re buying or selling this year, you can count on your agent to save you time and money.
