Hamblen Team Sponsors Child Crisis Event

The Hamblen Team at Realty One Group has always been focused on finding ways to give back to the Community.  Most of the community events we give back to are KID centered.  This year, our team sponsored the Child Crisis GALA Benefit Dinner.  If you don't know anything about Child Crisis, they were previously called Crisis Nursery, and their primary focus is to take in babies and toddlers who are removed from their homes for abuse and/or neglect.  There are many ways YOU can give to this organization.  You can donate money, you can volunteer to come down and hold babies, play with toddlers, etc.

Accepting Buyers Seeking Warm Climate

The idea of this BLOG was sparked after a conversation I had today with a client.  One of the questions I always ask new clients is "What is your motivation to move to Arizona?".  He explained to me that he lives in Watertown, New York and the current temperature was 30 degrees BELOW zero.  I was a little in disbelief so I checked google and it showed -37 degrees.  He said many of his friends over the years have moved to Arizona for the warm climate.  To add insult to his pain, I took a screen shot of my weather app on my phone and emailed him the current forecast for Peoria AZ.  

Today we set up a search for this New York client to buy a home here in Arizona.

Do You Live in One of These Top Housing Markets?

If you’re planning to buy or sell a home this year, you might be wondering exactly where the hottest housing markets are these days. Realtor.com put together a list of the top 10 markets for 2015 based on more than a dozen factors including affordability and employment opportunities. Here’s what they came up with:

  • Atlanta: home sale forecast up 11%
  • Dallas: home sale forecast up 7%
  • Denver: home sale forecast up 14%
  • Des Moines: home sale forecast up 9%
  • Houston: home sale forecast up 5%
  • Los Angeles: home sale forecast up 6%
  • Minneapolis: home sale forecast up 9%
  • Phoenix: home sale forecast up 7%
  • San Jose: home sale forecast up 7%
  • Washington, D.C.: home sale forecast up 10%

If you’re a prospective home buyer or seller in one of these cities, congrats! You can expect strong housing growth, affordable prices and fast-paced sales, according to Realtor.com.

If you don’t live in one of these cities, don’t lose hope! The realty website predicts new home sales will increase by 25% nationwide next year. But all the positive predictions in the world won’t do you any good if you’re not prepared to take advantage of the strong real estate market while it’s here. Take a look at some of our tips for buyers and sellers looking to capitalize on the continued real estate rebound.

Buyer Basics

In hot real estate markets, buyers are often frustrated when homes they’re interested in are snatched up before they can even make an offer. Make up your mind to be the snatcher and not the snatchee by having all your financial ducks in a row before you start looking for homes.

  • Make an All-Cash Offer. When it comes down to an offer that’s contingent on financing or an offer that’s all cash, sellers will choose the all-cash offer nearly every time. It might take some time, but paying all cash is doable
  • Confirm Your Mortgage Preapproval. If you’re getting a mortgage, get pre-approved for a specific loan amount with your lender so you can make an immediate offer when you find your perfect home. Improve your chances of a quick approval by having a good-sized down payment, and keep your monthly payments to less than 25% of your take-home pay.

An experienced real estate agent can help you price your home to sell and give you specific advice about any repairs or updates your home needs to attract more buyers. Once you get an offer, your agent will negotiate on your behalf and see the deal through until closing. Their goal is to sell your home fast and for more money.

I have been told that I am a frugal penny pincher.  I call it being wise with my money.  I am ALWAYS looking for a deal and thoroughly check it out to make sure it is not a scam!  After checking it out, if it is legit, I share it with all my friends and family. 

Well, here is the SMOKING DEAL of 2015.  Yes, it beats all other deals I have seen in over the past decade in real estate.  Here are the details and be ready to share with your friends and family.

When I run into people that are renting, I asked them "Why rent?"  There are two common responses; lack of down payment and low credit score.

There is now a solution to both of those reasons.  The solution is the Home in 5 Program.   The Industrial Authority of Maricopa County, Suburban Mortgage (Heidi Ferraro 602-430-0894) and many other organizations I will not name, have joined together to help homebuyers obtain FHA, VA, or USDA-RD loan financing to purchase a home anywhere in Maricopa County.  Through the Home in Five Advantage program, individuals or families who qualify would be able to obtain a 30-year fixed rate loan, with a non-repayable 5% down payment/closing cost assistance grant.  Qualified United States Military Personnel will receive 6% of the original loan amount.

In a NUTSHELL:  If you have a 640 FICO and make under $88k a year, you can buy a home anywhere in Maricopa County and get your DOWN PAYMENT and your closing cost covered by the seller.  You basically pick the house, move in and make the mortgage payment.  The average starter home in a nice area is running $150k-$175k which means $900-$1,050 a month for a total mortgage payment.
