Another Big Give Story

Several years ago, the Hamblen Team at Realty One Group was looking for ways to give back to our community and be a blessing to others.  We coined the idea called Big Give and as the program developed we found that most of our clients loved the idea that they could pick the charity, church, school, etc.  

The 15 Realtors on our team primary focus has been working with Friends, Family and their referrals in the residential Phoenix market.  We found there was need for helping these same people in commercial real estate.  We have partnered with Larry Kramer in our office who has specialized in commercial real estate for several decades.  Larry is a very loving and giving person who looks for the same opportunity to give back to the community.  Larry and my team came to an agreement that for every commercial real estate closing, we will donate a percentage of the commissions to a charity of their choice. 

We were honored to meet with Pastor Craig Beyer with Vineyard Church of North Phoenix located at 63rd Ave & Peoria Ave.  Craig has been part of the Vineyard Church for almost 30 years and is currently the youth pastor.  He said there is always a need for donations to their youth program and youth camp.  The youth group attends summer camp each year and there is always a need for student scholarships.  Thank you Pastor Craig for your service to the community.

Benefits of Selling Your Home During Christmas

After over a decade of selling real estate in the Phoenix area, a common question my clients have is; should I sell my home during Christmas?  I have worked with Dave Ramsey as a local Realtor for over 6 years and today I noticed his BLOG post explained it pretty well.  So, if you are thinking of selling, here is what Dave Ramsey has to say about it: 

If you've got a home on the market right now, it can leave you feeling like the Grinch stole your Christmas. Everyone knows spring's the season for selling. And working home showings into a busy holiday schedule is like trying to shove a 20-foot tree into your living room.

 But selling your home during the holidays doesn't have to spell disaster. In fact, you have three market traditions in your favor.

 Competition Dries Up

Come spring, sellers will flood the market, and your home will be just another fish in a great big pond. But right now, you've practically got the market to yourself.

"Very few homes come on the market in December and January, so you've got serious buyers who just pounce on homes as soon as they hit the market," Karl Miller, one of Dave's real estate Endorsed Local Providers in Lynchburg, Virginia, says. "If your home shows well and is in their price range with a good location, you'll get showing activity. You'd be surprised at how many of these homes sell in a week."

In fact, a recent Redfin study of 19 metropolitan cities showed that homes listed in winter were more likely to sell within six months and spent fewer days on the market compared to homes listed in other seasons. Even in frigid climates like Boston and Chicago, winter sellers got better results than those who listed any other time of year.

Of course, every market is different, so ask your agent what to expect where you live. In Karl's area, the days on market tend to increase a bit every winter, but homes do sell. "It may take a little bit longer, but we have a good opportunity to get it sold," he says.

Buyers Mean Business

Most folks want to curl up under a blanket next to a warm fire on a cold winter day. If a buyer's trudging around in freezing weather to look at your home, they must be serious. That's because many winter buyers are working against a deadline, whether it's an expiring lease, relocation, or a contract on their current home.

So does that mean you have to send guests packing every time you get a call for a showing? "If they ask to look at your home in the middle of a family gathering, it's okay to say no. Serious buyers will come back," Karl says. "The exception is if there's a serious buyer who's in town during the holidays to look for houses because it's their time off," he adds.

A good agent will set proper expectations with the buyer's agent if your home isn't picture-perfect for a last-minute showing. They'll also let you know if and when they'll be out of pocket and which agent will handle your listing during that time so holiday opportunities don't pass you by.

Your Halls Are Already Decked

Nothing says welcome home quite like walking out of the cold into a nice, warm house that's dressed up for the holidays. Admit it: Your home looks goo-ood this time of year!

"It's easier to make a house feel like home in the wintertime," Karl says. Here are a few tips to help you set the buying mood.

•  Keep it simple. Decorations should accent—not overpower—a room. "Less is more. You don't want your Christmas tree to take up half the living room," Karl says.

•  Crank up the cozy. Light a fire in the hearth, play soft holiday music in the background, and prepare fresh-baked goods or mulled cider for guests.

•  Shine a light outside. Winter days get dark early. Brighten your home's exterior with outdoor spotlights. A few holiday lights are okay. Just save the Clark Griswold light show for next year.

But wait . . . there's more! Your home doesn't just look better this time of year, it's also easier to take care of. Pesky outdoor tasks, like mowing the lawn or weeding flower beds, are a thing of the past—at least for a few glorious months.

"Once you get the leaves out of your yard and your gutters cleaned, in most climates, it takes less maintenance to keep your house show-ready," Karl says.

Title Insurance - Everything You Need to Know!

What is Title Insurance?

Title insurance is a contractual obligation between you (and/or your lender) and the title insurance company, wherein the title insurer provides protection (effective as of the date the title insurer issues the policy) against future losses that might result from a variety of possible title defects or encumbrances. An insurance policy-protecting against loss should the condition of title to land be other than as insured.

A principal purpose of title insurance is to eliminate the title risk associated with a real estate transaction. This means that the title company will review the transaction to seek to identify and eliminate any potential title risk. The objective is to identify and eliminate title risks which may be present and to provide the insured with a policy of title insurance which provides protection in the future there are no problems which exist on or before the effective date of the policy of title insurance other than those identified in the policy. Unlike most insurance, title insurance only charges a single premium at the date the policy is issued.

Why do I need Title Insurance:

When you buy a home, or any property for that matter, you expect to enjoy certain benefits from ownership. For example, you expect to be able to occupy and use the property as you wish, to be free from debts or obligations not created or agreed to by you, and to be able to freely sell or pledge your property as security for a loan. Title insurance is designed to cover these rights you bargain for.

Benefits of Title Insurance:

The purchaser of real estate needs protection against serious financial loss due to a defect in the title to the property purchased. For a single, on-time premium, which is a modest amount in relationship to the value of the property, a buyer can receive the protection of a title insurance policy. A title insurance policy will cover both claims arising out of title problems that could have been discovered in the public records, and those so-called “non-record” defects that could not be discovered in the record, even with the most complete search.

To the Seller:

An owner of real property whose interest is insured by an owner’s title insurance policy has the assurance that the title will be marketable when selling the property. The title insurance policy protects the seller from financial damage if the seller’s title is rejected by a prospective purchaser. Also, when the seller conveys with “warranties,” the seller is still protected if the buyer sues because of a breach of those warranties.

What does Title Insurance Cover?

-Protection from financial loss (up to the face amount of the policy) due to covered claims against your title

-Payment of legal costs to defend against covered claims;

-Payment of successful claims against your title (up to the face value amount of the policy)

What are my chances of ever using my title policy?

In essence, by acquiring your policy, you derive the important knowledge that recorded matters have been searched and examined so that title insurance covering your property can be issued. Because we are risk eliminators, the probability of exercising your right to make a claim is very low. However, claims against your property may not be valid, making the continuous protection of the policy all the more important. When a title company provides a legal defense against claims covered by your title insurance policy, the savings to you for that legal defense alone will greatly exceed the one-time premium.

What if I am buying property from someone I know?

You may not know the owner as well as you think you do. People undergo changes in their personal lives that may affect title to their property. People get divorced, change their wills, engage in transactions that limit the use of the property and have liens and judgments placed against them personally for various reasons.

There may also be matters affecting the property that are not obvious or known, even by the existing owner, which a title search and examination seeks to uncover as part of the process leading up to the issuance of the title insurance policy.

Just as you wouldn’t make an investment based on a phone call, you shouldn’t buy real property without assurances as to your title. Title insurance provides these assurances.

The process of risk identification and elimination performed by the title companies, prior to the issuance of a title policy, benefits all parties in the property transaction. It minimizes the chances that adverse claims might be raised, and by doing so reduces the number of claims that need to be defended or satisfied.Is title insurance as important as homeowners insurance? Generally speaking, homeowner’s insurance protects against theft or damage. If a fire destroys your home, you will be able to rebuild or to buy a new house. However, if your property title has defects, you could lose any rights over the house and the property on which it has been built.

Featuring Charles Jones

Everyone on the Hamblen Team has a unique and special story on HOW their life directed them to the Hamblen Team. Back in the day, I was a school teacher in the Peoria school district and Charles was one of my junior high students. Throughout his teenage years, I would see him at church youth camps and other events. After high school, Charles attended the University of Arizona to be a high school Spanish teacher. After 6 years of teaching, Charles decided to tap into his entrepreneur spirit and launch his real estate business.  Charles is a bright and super star young man who will be successful in anything he applies himself to.  

Here is a little bit more about him: Charles Jones was born in Northern California, but has spent nearly his entire life in Arizona and considers himself a native of the state. He holds a Bachelor's Degree in Secondary Education in Spanish from The University of Arizona and is currently working on a Master's of Theological Studies from Golden Gate Baptist Theological Seminary. He was a high school Spanish teacher in the Northwest valley for six years and greatly enjoyed it. While teaching beginning and upper-levels of Spanish, he also coached, sponsored clubs, and was involved in numerous charitable events with the community. Charles' passion to help and love people made him an exceptional teacher and member of his school community.

Charles joined the Hamblen Team in 2015 and uses this same passion to help and guide clients through one of the biggest decisions of their life: buying and/or selling their home. He brings energy, enthusiasm, hard work, and integrity to the workplace every day. He is always eager to get to know clients and to help them find the perfect solution to their real estate need. 

Charles was married to his beautiful wife Amanda in November of 2014 and they absolutely love it! In his free time, he enjoys playing basketball, working out, watching sports, traveling, and spending time with his friends and family. He also greatly enjoys spending time with his church family and doing ministry, however that may look.

Meet the Team Tuesday - Zach Olson

My goal this year was to spend some time on Tuesdays to show appreciation and showcase our team through a segment called Meet the Team Tuesdays! Well, since today is Tuesday let’s get right to the heart of the matter. I would like to introduce to everyone Zach Olson. Zach is an unlicensed team assistant and joined our team in 2014. I have known Zach all his life and friends of his family.  

Zach’s position on our team is to assist in the day to day operations of a larger real estate team. These tasks would include assisting in the creation of marketing pieces, preparing them for mail, delivery to the post office, picking up printed material from the printers, picking up signs from properties, and many more helpful essentials. Zach is a hard worker and gives 100 percent effort! Zach is a student at Arizona State University and plans to major in video production. Thank you Zach for your one year of faithful service to the Hamblen Team!

Meet the Team TUESDAY - Ivonne Bellew

Meet the Team TUESDAY is an opportunity for me to brag and showcase the super fantastic Realtors I have on my team. We are over half way through my 15 team members and I am presenting them based on seniority. This week I would like to introduce you to Ivonne Bellew.

Ivonne has been on my team since 2014. How I met her was a little interesting. My team and I were in Las Vegas for a company convention and in a large conference room with thousands of other agents. Our team is full of professionals but we tend to have some fun. Ivonne was watching us from a distance and was attracted to the team by the unity and family type atmosphere. After a few months, I hired her on the team.

Ivonne has been a Realtor since 2009 in Phoenix and brings a lot to our team. She is fun loving and very caring about other team members and our clients. She is connected with her church’s children’s ministry and an approved business partner with the Deer Valley Unified School District. She loves to volunteer and give back to the community. Ivonne is married and has 3 children. Se Habla Espanol (she is bilingual in Spanish).

Firm Foundation Youth Homes

What is your purpose in life?  This question goes through the mind of everyone throughout a lifetime.  What impact do we have on others?  

My wife and I have always felt lead to youth and foster care. We have been foster parents throughout the years and relied on the support from not-for-profit organizations for that extra support.  There is one specific organization called Hope and a Future that primary focus is teenage foster kids (the largest need in the Arizona foster system).  They are recently launched an initiative to open up foster group homes specifically taking in teenagers lost in the foster system, called Firm Foundation Youth Homes.

How can you help? Donate to their cause.  It is a 100% tax credit if you file taxes in Arizona.  Dollar for Dollar cash back from state.  $400 for single/$800 for married folks.

This organization is one of the many the Hamblen Team donates to throughout the year through the Big Give (  My entire Real Estate team donates $500 to any charity, church or school after every closing where the client was referred to us by people like you.
